Fine Print
Your new home purchase: take a close look at the fine print.
All right, it’s time to acknowledge the profundity of our attorneys. (You may want to make yourself comfortable and grab a magnifying glass.)

No more than one home may be purchased by each buyer or representative in each new home sales release. No one may transfer, swap or otherwise assign any prospective buyer’s priority position on the neighborhood interest list maintained by Pardee Homes. Pardee Homes may give priority to owner occupied buyer(s). Buyer(s) may be asked to show reasonable proof that the home will be owner occupied regardless of any priority that might otherwise apply. Priority may also be given to non-contingent buyers.

In order to stay on the interest list: (a) The prospective homebuyer, or a representative, must be present and on time at specified roll calls for each future phase release until they either purchase a home or opt to be removed from the list. If you reserve a home and do not proceed with the offer to purchase, your name will be removed from the interest list. No one, whether acting personally or as a representative, may respond for more than either (i) one name on the list or (ii) the prospective joint buyers of one lot who are named on the list. The dates for roll calls will be posted at the sales office. Pardee Homes will attempt to notify each prospect whose name is on the interest list by mail (at prospective buyer’s address as stated on the interest list). Whether or not such notice is ever actually received by prospective buyer, Pardee Homes is under no legal obligation to mail such notice. It is the potential buyer’s responsibility to remain in contact with the sales office to find out the date of phase releases. The interest list will be used only as an interest list. Pardee Homes reserves the right to refuse to sell to anyone for any reason and, in particular, for any disruption in connection with the selling process. Notwithstanding the foregoing, Pardee Homes makes its homes available for sale to all persons without regard to race, color, religion, national origin, age or gender. Pardee will treat each prospective buyer in a fair and equal fashion.

Pardee Home Loans is a different entity than Pardee Homes. Pardee Homes is not responsible for the decisions of Pardee Home Loans nor for the time or process they use in making a decision. Pardee Homes is not assuming any legal obligation with respect to the manner in which Pardee homes will be offered for sale to the public. Pardee Homes reserves the right to change, disregard or eliminate this procedure at any time without prior notice. Any disputes or disagreements arising from, but not limited to this or any other procedure established by Pardee Homes will be settled by Pardee Representatives. The onsite decisions of the Pardee Homes sales staff are final regarding any procedural questions or problems, despite anything else in this procedure or elsewhere to the contrary. No rights or relationships between Pardee Homes and a prospective homebuyer arise unless and until a written Offer to Purchase is executed by Pardee Homes and buyer. (Whew!)
